Land Use Committee – 10/7/2025

The Land Use Committee approved the following (see the report and watch the meeting video):

  • 1062 Beacon Street requesting a special permit to allow ground floor residential use, three stories, associated parking waivers, and to exceed the Floor Area Ratio requirements (6-1-1, Councilor Lucas opposed, Councilor Laredo abstained. 6 residents spoke in favor at the public hearing, 2 in opposition regarding parking and size.   • 30 Kingsbury Road to create a house–garage connection in a nonconforming rear setback (8-0) A modest mudroom link between the house and detached garage that extends a nonconforming rear setback was found to have minimal street visibility and otherwise comply with standards; the public hearing was closed.   • 16-20 Winter Street to convert to three units with a rear addition (8-0) The committee supported a three-family conversion with a rear addition after confirming corrected lot-coverage and open-space metrics and noting that the two-story streetscape on Winter Street is maintained. The Land Use Committee held:

  • Request to rezone Riverside Station (Grove Street corridor) to a Mixed-Use 3 and amend the zoning code (8-0) The rezoning and mixed-use Special Permit remained under review while staff and the petitioner refine ordinance language, transportation measures, and site programming.   • Request to construct a mixed-use development consisting of 750 residential units, mixed commercial, parking, and public open space at 355, 399, and 0 Grove Street (Riverside Station) (8-0). Public hearing continued. Petition Documents

The Land Use Committee supported:

A Consistency Ruling Request for 276 Nevada Street from the Commissioner of Inspectional Services regarding an existing retaining wall. Petition Documents
