The Zoning & Planning Committee voted to hold the following (see the report and watch the meeting video):
- Discussion and amendments to Accessory Dwelling Unit (ADU) Ordinance (7-0) Public hearing had 17 speakers: 13 spoke in favor, 2 asked for larger set-backs than 5 feet, another wanted a smaller square footage, and the last speaker had questions about ADUs in Historic Districts. Public hearing was then closed.
- Request for addition of maximum residential facade build-out ratio to Chapter 30, Zoning (6-0-1, Councilor Kalis not voting) City Planning staff recommended a maximum facade build-out of 60% with two exemptions. One was for 1.5-story developments to help “aid in aging in place, provide accessible living, and are contextual with existing residential development.” And a facade buildout exemption for lots with a frontage less than 60 feet wide “to prevent buildings that are too narrow and impractical to build.” This would allow these narrow lots to be built to the setbacks. “Committee members unanimously agreed to remove the narrow lot exemption from the draft text.” A maximum height limit for the 1.5 story developments has been added to the draft zoning text.
- Request for discussion and possible amendments to enhance the preservation of existing homes (6-0-1, Councilor Kalis not voting) Discussed the above item.
- Amend the setbacks in the MR zones to encourage preservation of existing buildings (6-0-1, Councilor Kalis not voting) Discussed the above two items.
