Zoning & Planning Committee Report – January 27, 2025

The Zoning & Planning Committee voted to hold the following (read the report and watch the meeting video):

  • Discussion on Possible Amendments to the Inclusionary Zoning (IZ) Ordinance (8-0) An IZ Analysis presentation was given by RKG Associates. Community interviews found concerns about rising construction costs and frustrations with the approval process. Concerns were raised about the economic feasibility for developers, especially developers of smaller projects, and the potential impact on future housing projects. Held for further review to determine how the ordinance can be updated to increase affordable housing stock.
  • Discussion on Possible Amendments to Enhance the Preservation of Existing Homes and Buildings (8-0) “The current recommendation is to set a maximum facade buildout of 60% with the exception of 1.5 story homes, to allow wider ranch and cape style homes. Councilors asked if an upper limit to the special permit allowance could be set and raised concerns about the narrow lot exemption.
  • Discussion of and Amendments to the Accessory Dwelling Unit Ordinance (8-0) Postponed until the next meeting due to the late hour.
