The Land Use Committee approved the following (read the report and watch the meeting video):
- Request to expand a Personal Instruction use, to further reduce nonconforming open space, and to waive 8 parking stalls at 1615 Beacon Street was withdrawn without prejudice (8-0) The petitioner withdrew the request upon learning they did not need a special permit for the proposed work. - Request to exceed FAR at 35 Village Circle to raze the existing dwelling and construct a new single-family dwelling (8-0) The petitioner, Anthony Lee, stated the property had been in his family since 1982 and due to damage, they opted to rebuild. The plan received engineering approval for stormwater management. See Petition Documents and Draft Order.
- Request to amend Special Permit #388-21 and to allow a series of retaining walls with a combined height exceeding four feet at 298-304 Elliot Street (8-0) This amendment allows construction of retaining walls necessary due to challenging topography and has received necessary approvals from the city engineer and the Historic District Commission. The committee voted to hold the following:
- Request to allow four attached single-family dwellings at 75 Prescott Street (8-0) The petitioners plan to preserve an existing two-family house and add two units in the rear, within the Newtonville Historic District. The plan includes maintaining significant open space and has support from direct abutters. Concerns regarding the parking layout and the potential need for zoning relief for parking dimensions led to the decision to hold this item for further review. See Petition Documents.
