The Land Use Committee voted to approve the following (see Report and watch NewTV video):
- Class 2 Auto Dealers Licenses for:
- Stan’s Automotive
- Motorcars of Boston
- Jacob & Associates
- KG Motors
- Enzo’s Auto Sales
- Velocity Motors
The Committee voted to approve 7-0.
- Request for Extension of Time to Exercise a previously approved special permit at 148 Auburndale Avenue to construct a 2-story addition. The Committee voted to approve 7-0.
- Request to further extend nonconforming FAR at 140 Dickerman Road for an enclosed sunporch and new basement access. The Committee voted to approve 7-0. See Special Permit documents and Draft Council Order.
- Request to exceed FAR and vertically extend a nonconforming setback in an accessory building at 887 Commonwealth Avenue. According to the report, the Petitioner stated that the project was approved by the Historic Commission. Three people testified at the hearing. One inquired about the fence which will be replaced by a retaining wall; one spoke in favor; and one spoke against due to the increase in the FAR. The petitioner responded that they propose building 28 feet in height when by-right they could build 36 feet. The square footage will increase from 3800 sq. ft to 4400 sq. ft, the impervious surface will increase from 50% to 60.5% and one tree will be removed but trees will be planted as replacement. The Committee voted to approve 7-0. See Special permit documents and Draft Council Order.
The Land Use Committee voted to approve subject to second call:
- Request to allow ground floor residential use, to allow three stories and a 39.3-foot height, to exceed FAR, and associated parking waivers at 209-211 Adams Street. According to the report, neighbors were supportive of the project. Councilors wanted to see fewer parking spaces and more permeable area on the site. Each unit would have a rooftop deck. A traffic study is not required because of the project size. The project would require drainage to contain all runoff water as the site currently does not have drainage. The Committee voted to approve subject to 2nd call 7-0. See Special Permit documents and Draft Council Order.
The Committee voted to hold the following:
- Request to convert the accessory apartment into a separate dwelling, allowing for three single-family attached dwellings in two buildings, to waive certain dimensional requirements and two parking stalls at 199 Church Street. According to the report, the Petitioner’s Architect noted that this was pproved by the Historic Commission as there would be no changes to the physical structures of the building. Councilors requested front parking space be permeable and pushed farther back. The Committee voted to hold 7-0. See Special Permit documents.
