Northland Charlemont 40B public hearing continues on Thursday

The Zoning Board of Appeals (ZBA) will meet in person (Council Chamber) and virtually (Zoom link) on Thursday, June 22 at 7PM (see Agenda). The ZBA is scheduled to continue its public hearing on the Northland 160 Charlemont, Comprehensive Permit (Chapter 40B) request to construct a nine-story mixed-use development with 410 residential units (103 affordable), 486 parking stalls, and approximately 10,689 square feet of ground floor commercial space at 160 Charlemont Street and 56 Christina Street.

According to the most recent Planning Department memo to the ZBA, the petitioner revised its original plan of a single “eight-story structure with 410 units, comprising in the aggregate 551,185 gross square feet of area, 4,290 sq. ft. of retail space, and 477 parking stalls.” The revised plan consists of two seven-story structures separated by a courtyard, reduced the number of residential units to 370, reduced the gross square feet of area to 465,654, reduced the number of parking stalls to 438, and eliminated the retail space. The new plan also provides 2 acres of new publicly accessible open space and bicycle and pedestrian paths that are expected to connect with the City’s existing and proposed network. This plan was presented at the April 26 ZBA public hearing.

Peer reviews have been conducted on details of the revised plan submitted to the City on May 22 and are attached to the memo. The peer reviews include transportation, stormwater management, urban design, and sustainability.
